VINTAGE CARRIAGE HOUSE

This 1920's carriage house in Austin's Zilker neighborhood consisted of a two-car garage with efficiency apartment downstairs and a 2-1 apartment upstairs. On a seriously small budget, we did all the work ourselves to open up walls and redo all the surfaces in the upstairs apartment and studio, and then we exposed brick walls and stained the concrete floor to create a 1-1 apartment out of the 2-bay garage.  We landscaped the entire property to create a short-term rental triplex, which we furnished top to bottom on a budget of $10,000.
