RENTAL READY
A pair of investors asked us to create new floor plans and select materials and paint colors to make better use of space in two properties they purchased as rental units. One home had suffered significant fire damage and was taken down to the studs, so we took the opportunity to remove a redundant staircase, creating room for a walk-in master closet on the ground floor and an additional bedroom above upstairs. The other was a tiny vintage bungalow in Smithville, where we enclosed a carport to create a primary suite, eliminated interior walls to open the kitchen to the living room, and relocated the laundry inside the house. The goal of each project was to make key minimal changes to stay within the small budget necessary to make the units quickly profitable as rentals.
